Alternate Water Heating Systems - Building Plans

Competent persons are advised to ensure that alternate water heating systems, ie: gas, solar, heat pumps, etc., implemented to satisfy the requirements of regulation XA2 of the National Building Regulations are clearly identified on building plans submitted for consideration.

This is to ensure that the sizing and placement of the selected system is able to achieve the expected operation efficiency required.

A calculator to determine the approximate building plan fees is available here.
NOTE: Payments are NOT to be made based on the calculator : IT IS FOR ILLUSTRATIVE PURPOSES ONLY.

For payment purposes an invoice or payment advisory will be issued upon presentation of an application at the Submissions Counters of the branch.

Retention of APPROVED Applications

In an effort to manage available file storage space within the Development Applications Branch APPROVED applications will only be retained for collection from the offices for a period of 90 days from the date of approval.

After this period copies of APPROVED applications will need to be obtained, at the applicable tariff, from the relevant Archive offices.

“Greet them with a smile treat everyone as you would wish to be treated. One day I might be on other side of counter & would expect the same respect as I give to others”.

GIS Oblique Viewer

Corporate GIS has introduced an Oblique Viewer on its website and is available from their webpage :
Corporate GIS.

According to Corporate GIS the Oblique Viewer makes it is possible to view each side of a building, structure or feature. It exposes blind spots, exits and entrances which were previously impossible to locate on vertical photography. An additional benefit includes the ability to measure the height, length and area of features directly from the aerial photography.

Tariff of Fees 2016/17

Please note that the only change to the Tariff of Fees for the 2016/17 period in respect of Building Plan submissions is that the Minor Building Work application fee increases from R 102.00 to R 103.00.

The changes are effective from 01 July 2016.

Minor Building Work Schedule - Boreholes (H4 Dwelling House)

In respect of an occupancy classification H4 : Dwelling House, any application for a borehole installation may be submitted in accordance with the requirements for a Minor Building Work.

LUM Authorisations i.r.o Applications to Build


Applicants are advised to verify, prior to submitting a Building Application, that the issued Land  Use Management authorisation notice corresponds with the application.

LUM authorisation notices that do not correspond with the Building Application will result in the application being refused unfortunately.

Electrical Machinery Regulations of the Occupational Health and Safety Act No. 85 of 1993 and satisfy the requirements contained in SANS 10222-3 Electrical security installations, Part 3: Electric security fences (non-lethal).

Improved Minor Building Work Schedule and Application Procedure


To facilitate the application and consideration of Minor Building Work (MBW) applications i.t.o the National Building Regulations, the Development Applications Branch has revised the procedure and requirements for applying for authority to undertake building work that is considered as a minor building work.
 
A revised MBW Schedule and MBW Application Form have been produced in order to make the procedure and requirements simpler and clearer and in certain instances to enable an owner to make the application themselves.

SANS 10252-1 : Water Layouts on Building Plan Applications

Owners and Competent Persons are advised that Reg. 14 of
Water Services Regulation (2001) states the following:
Consumer installations other than meters
Every consumer installation shall comply with SANS 10252, Water supply and drainage for buildings and SANS 10254, The installation, maintenance, replacement and repair of fixed electric storage water heating systems, or any other similar substituting re-enactment or amendment thereof if the consumer installation is of a type regulated by either standard.
Accordingly, ALL building plans, w.e.f 01 July 2015, submitted to eThekwini Municipality will be required to include details of the water installation for the building.

AAAMSA - Advisory Note

Owners and Architectural Professionals are advised to take cognisance of the AAAMSA Advisory Notice dd: 23 April 2014.


AAAMSA members will be issuing Glazing Certificates which have been computer generated from 1 September 2014.

 

Previous certificates which were completed by hand have been discontinued. Any hand generated certificates dated after 1 September 2014 are void and should be treated with the utmost circumspection.

SANS 10400-A Form 1 & 2 Declarations

Please be advised that with immediate effect changes, alterations, or amendments to the content of SANS 10400-A Form 1 & 2, after their initial submission to the eThekwini Municipality, will require the relevant appointed professional to countersign and date such changes, alterations or amendments.

 

Forms 1 & 2 containing changes, alterations or amendments not countersigned and dated will not be accepted for resubmission to the municipality.

SANS 10400-A Form 1 & 2

SANS 10400-A Form 1 and 2 constitute a statutory declaration by the respective appointed registered professional.

As such ANY alterations, amendments, changes etc. made to Form 1 or 2, after the initial submission to the municipality, will require the appointed registered professional to initial and date ALL alterations, amendments, changes etc. made.

The above is with immediate effect.
